OFF-PLAN PURCHASE GUARANTEES

Published 27/07/2020

A off-plan purchase includes many guarantees. Small recap of covers and deadlines in VIDEO!

The Perfect Completion Guarantee

I notice a mess after delivery:

I have one year to report these disorders, from the date of receipt of the work, by registered mail with acknowledgment of receipt to the developer and the company.

Concerns: Visible defects and lack of conformity only.

The Biennial or Good Operation Guarantee

I noticed an anomaly related to the so-called “separable” equipment from the body of the work:

I have 2 years from the date of receipt of the work to send a registered letter AR to the company and the developer.

Concerns: equipment that can be dismantled, removed or replaced without damaging the construction, such as roller shutters, doors, valves, radiators, sockets and switches, etc.

The Decennial Guarantee

I noticed damage that undermined the solidity of the structure of the building and the elements of equipment that are inseparable from it:

I have 10 years from the date of receipt of the work to make a declaration to the work damage insurance via my co-ownership manager.

Concerns: Structure, waterproofing, sealed supply pipes, etc.

The acoustic reduction guarantee

I notice that the noise level in my home is not within the authorized limit.

I have one year from the date of receipt of the work to send a registered letter with acknowledgment of receipt to the promoter.

It is up to me to have it observed by an acoustic expert and to justify it to the client. It guarantees housing at a maximum decibel level depending on its location in relation to the track.

Important: All of my guarantees do not apply to damage resulting from normal wear and tear or from a lack of maintenance linked to improper use of my accommodation.
